OUR PROCESS

From the point of enquiry, we address all developments across the following seven stages.

QUOTE AND DESIGN PREPERATION

01 - PREPERATION

All enquiries start off with a development review of your property identifying:

  • Physical limitations of the site following a site visit

  • Potential routes for planning permission

  • Potential scope for development/extension

  • A cost range to design, plan and build (exclusions may apply)

This stage is concluded with a Quote. Acceptance of the quote will enable you to proceed to stage 2.

02 - SURVEY

A survey of your property is carried out in preparation of the design development and planning works.

03 - DESIGN AND PLANNING PERMISSION

Plans are prepared addressing your initial development brief and planning policy. The planning route or strategy is confirmed at this stage.

Plans are reviewed in a series of one-to-one sessions with clients. At this stage, we will also delve further into your spatial requirements and where possible advise on options to extend. On completion of space planning works, the development cost range is reviewed and updated where required.

This stage is concluded with confirmation on the design and any cost updates. We will then proceed to the submission of the planning application.

TECHNICAL AND PRE-COMMENCEMENT

04 - TECHNICAL

Following planning approval (or sooner if agreed) we prepare your technical details, structural calculations and building regulatory specification to build.

During this stage, we will run through your M&E (Mechanical and Electrical) installation requirements addressing positions for lighting, switches, sockets, data points, heating and cooling.

This stage is concluded when the technical package is submitted to the building control inspector

05 - PRE-COMMENCEMENT

Following planning approval (or sooner if agreed) we prepare your technical details, structural calculations and building regulatory specification to build.

During this stage, we will run through your M&E (Mechanical and Electrical) installation requirements addressing positions for lighting, switches, sockets, data points, heating and cooling.

At this stage, any required notice under the Party Wall Act is served upon neighbours.

All documents are assembled with a client specification under the building contract.

This stage is concluded when the technical package is submitted to the building control inspector.

CONSTRUCTION AND IN-USE

06 - CONSTRUCTION

Works commence on site, inspected across various stages to address compliance with the building regulations and client specification.

All site queries are addressed and managed by our team, payments for construction works are certified on inspection up to practical completion.

This stage is concluded when the building control completion certificate is issued and practical completion under the contract is certified. At this point the 6 month defects period is activated.

07 - HANDOVER AND POST COMPLETION

The space/dwelling is cleaned and handed over for occupation.

Any issue or defect that arises for the next 6 months is monitored and rectified at the end of the 6 months defect period.

A completion certificate under the contract is issued and any financial retainer is released to the contractor.
